Tesla Motors to build headquarters and assembly plant in San Jose, Ca.

I used to work across 237 from the location where the new Tesla Motors headquarters and assembly plant will be located.  The new plant will be located at 237 and Zanker Road in San Jose. I used to work at Redback Networks located on 350 Holger Road.  My office window used to look out over the lot where this plant will be located.

I very much like the idea of the Tesla Roadster.  I surely wouldn't mind having one of these fast sporty and great looking electric vehicles.   I am not a huge fan of the popular Toyota Prius.   I am glad to see something on the horizon that promises to be the muscle car of the "green" movement.

There will be about a thousand new employees hired at the new automobile assembly plant.  These new employees may be needing to find new homes.

Add on/within/up and still save your home's integrity

Add on and save your home's integrity.  Lately some homes have been added onto in San Leandro's "The Broadmoor" neighborhood.

These homes were built in the 1920s.  These homes in general were built as single level homes.  The existing foundations were only capable of supporting a single level.

These homes I am blogging about today have added a second level without having to disturb the existing foundation too severely.

This photo shows two houses side-by-side.  These homes were practically identical (rare for "The Broadmoor") and next door to each other.

The home on the right is in it's original single level configuration.  The home on the left has been added to.  If you notice closely that the second level steps back about 18 inches from the original side elevation and has it's own new stronger foundation supporting the second story about 18 inches inside of the original foundation.  The original foundation now only carries a small portion of the original ground floor outside side walls.

Here is another example of a home across the street.  It also has a new second level that was built within and above the original first floor.

The homes original appearance would have been similar to this home down the street.  The home above actually did have a small existing second floor within the gables of the roof line toward the front of the home.  But it was very similar to this single level home shown below.

It's my personal opinion that this method of adding on/within/up is really cool and helps to save the integrity of the home's original architecture.

Let's work together and find a smaller home with character.   Work with your budget and transform the floor plan to fit your family and current lifestyle.

Let's do this correctly in the current market

Multiple offers are back folks.   Here in the Oakland/San Leandro area if you find a home that you like at a great price, you will most likely be competing against other offers.  We are starting to see the very early beginings of a Seller's market.

Run, do not walk!   Write an offer TODAY not tomorrow.

Your home will have multiple offers just about everytime.  Properties are getting gobbled up.  This month at the Grand Lake Prudential Office was one the best months in over 8 years.

Don't think about writing a low ball offer either.   The offers that get selected are the ones above asking price.

When a seller gets 22 offers they get to choose the best offer for them.

GET PRE-APPROVED ****** If you find the home you like, it will be too late if you have to stop and then get pre-approved.   All of the other offers coming in will zoom past you in line for that house.  It will be too late.

Let me stress this again, Get your pre-approval in order before you start looking for a house.

Once you find that perfect house, act quickly to get your offer in!  Make your best offer, do not try to low ball the offer expecting a counter offer,  it's very likely that you may not even see one.   The better offers will get the responses.

Some long awaited justice for my sister-in-law's mother

Just like out of the television series COLD CASE, a new law to test current inmates DNA against past "cold case" crimes, has found and convicted the killer of my sister-in-law's mother.

San Leandro's long history in Food Processing has brought fourth the annual Sausage & Suds Festival.  San Leandro for a long time has been home to many of the Portuguese Linguicia companies.  Casper's Hot Dogs are made at SPAR sausages on Williams Street.  Saag's sausages also call San Leandro home.

San Leandro is also home to many micro-breweries too.

It's only natural that San Leandro has a Sausage & Suds Festival.  Live music will add to the ambiance as you partake in the beer and sausages!

Some tips for house flipping

I have an idea that I want to work out with a client.

To me one thing I have noticed is that some people run out of steam mid-flip on their rennovations.

To me it just makes too much sense to pre-shop all of your building materials before you purchase your flip house.

Have an idea of what you can do best.  If you have a talent for fixing craftsman houses than stock up on items for that type of property.  Stick with that type of property flip to flip.  Use what you need and re-supply your inventory after each flip.

Create a warehouse for sheetrock, appliances, light fixtures, trim, tile, flooring, cabinets, plumbing fixtures and paint.

Remember classic never goes out of style.

Keep room in your budget for the things that must be fresh and cannot be stored easily.  We are talking about landscaping and live plants.  Curb appeal is so very inportant.

Sweet sweet San Leandro

I was talking to my source at my lead generation company.  His office is not too far from Hershey Pennsylvania and the conversation soon turned to the sweet stuff.

I had to rub it in that San Leandro also has a chocolate company with in our borders.  Ghirardelli Chocolate company is located on 139th avenue between East 14th Street and Washington Avenue.  Our chocolate is actually world famous for being good chocolate.

As everyone knows that the Ghirardelli chocolate company started off in San Francisco at what is now known as Ghirardelli Square.  In the 1960s the factory was moved over to more modern facilities here in San Leandro.

For a while it shared the same building with Golden Grain pasta company.  You may have heard of them also, they are the makers of Rice-A-Roni and Past-A-Roni "The San Francisco Treat".  Only thing is that it was made in San Leandro.

Also over in San Leandro's industrial area is the home to Otis Spunkmeyer cookies, brownies and muffins.  Otis Spunkmeyer is located at the corner of Catalina and Farallon.

Both Ghirardelli and Otis Spunkmeyer have factory outlets open to the public.

Oh yeah, I almost forgot that Kraft General Foods has their internation flavored coffee plant located at the corner of Halcyon and Washington.

If you want a sweet deal on a home in San Leandro, give me a call and I would be more than happy to find you a home downwind of the chocolate factory.  There are some neighborhoods that smell so good with the chocolate all the time.  I call the area near Ghirardelli "Chocolatetown".

We're Number 2 and proud of it

Near the corner of Bancroft Avenue, East 14th Street, 150th Avenue and Hesperian Boulevard in San Leandro is Ricky's Sports Bar.  Rated as the #2 sports bar in the nation by Sports Illustrated Magazine.

Ricky's has been around for what seems like forever in San Leandro.  It's always been a family friendly location thanks to owner Ricky Ricardo's "No Knucklehead Policy"

Ricky's is party central at Superbowl and World Series time.  It is not uncommon for professional players to stop on by when passing through town.  You'll never know who you'll meet in Ricky's.

Don't feel like driving, the Bayfair BART station is just a short 10 minute walk from Ricky's.

Ricky's is located near San Leandro's Bayfair Center area.  Down Hesperian Bouelvard is Harry's Hof-Brau, which is worthy of it's own blog posting one of these days too.  I personally like the Del Taco franchise across the street.

Ricky's has easy access from Interstate 580 from the 150TH Avenue / Fairmont Drive exit.  From Interstate 880 take the Hesperian Boulevard exit.  From Interstate 238 take the Hesperian Boulevard exit as well.

If you would like to move near Bayfair Center and the #2 sports bar in the nation, give me a call.  I would very much like to work with you to find your own Superbowl Central.

Downtown San Leandro Plan

Being the caregiver I am, I drove my mother down to Classique Styles this afternoon for her regular hair styling appointment.  It's always a good feeling for a cancer patient to look good, it makes her feel good on the inside too.   She smiles allot more when her hair is done up.

Classique Styles is located in the neighborhood shopping district of Bancroft and Dutton in San Leandro.  Mom always goes to stylist Irma.  She does a great job with my mother.

While my mother is getting her hair all done over, I'll walk across the street to Zocalo Coffeehouse for a nice Mocha coffee drink.

Zocalo Coffeehouse is a great neighborhood resource and it is truly the heart of "The Broadmoor" and "Estudillo Estates" neighborhoods.   Tim Holmes and his wife 'Mitch' have created a wonderful place to go and meet neighbors and friends.

Before Zocalo Coffeehouse was Dean's Beans which laid the ground work for Zocalo to follow.  Here is a link to Zocalo Coffeehouse.  www.ZocaloCoffeehouse.com If you're ever in my neck of the woods stop in and say hello to Tim and his crew!

Anyway I digress,  I wanted to blog about the San Leandro Downtown plan that was in the community resources library of reading materials at Zocalo's soft and cushy lounge area.  It's a nice three ringed binder with the city of San Leandro's plans for the downtown area over the next several years.

It starts with a history of the downtown plaza area and it's development over the years.  It chronicles how we got to where we are now with the downtown.

This downtown plan mentions that the city wants to recreate what was here before all the redevelopment changed everything.  The restoration of the downtown plaza at the triangular parcel of land between Washington Avenue and East 14th Street is a large part of this plan.

The city also wants to break up the super-block that was created in 1983 when the strip mall was built.  The city wants to make the Joaquin and Juana connect back up to Hayes Street again.  This means that the second of the two Long's Drugs stores would have a street running right through the middle of it in a few years from now.

What I would personally like to see is a landmark quality building be built on the site of the historic plaza.  The triangular parcel of land between Washington Avenue and East 14th Street.  I would love to see a dramatic flat iron building take up that location and really be a landmark feature. (A flat iron building is a wedge shaped building going to a point)  I would like to see something at least 10 stories tall and looking significant in design.  I think that the city should look to the best building (Named after Daniel Best, one of the founders of Caterpillar Tractor) as the inspiration for this building.

Oakland's Tourist Attraction: The Chabot Space and Science Center

I was thinking about what to blog today and I though that I would blog about something that tied in with yesterday's posting.

Yesterday I had mentioned that to our East is a vast expanse of open land and parks that strech all the way to San Ramon and Danville.

I want to mention today that we have a wonderful atttraction high in the Oakland Hills.  The Chabot Space & Science Center is the third reincarnation of the Oakland Observatory.  The first location was located downtown in 1883.  The second location, built in 1915 was located on Mountian Boulevard in the Leona Heights neighborhood. 

They have a fantastic IMAX dome as well as a full dome planetarium.

They have viewings through the space telescopes on Friday and Saturday nights.  I am going to have to do that one of these evening.

Our Wilderness Next Door

For those of you readers not familiar with our region, I want to share with you our neighbors to the East.  The East Bay Regional Park System.

There are miles upon miles of open park space going all the way to San Ramon.  The largest features of this park space is Lake Chabot Regional Park and Anthony Chabot Regional Park.

The East Bay Municipal Utilities District (E.B.M.U.D.) controls the area around Upper San Leandro Reservoir.  There are park facilities along Redwood Road near Upper San Leandro Reservoir.   Redwood Road Runs all the way from Castro Valley to Oakland.

Estudillo Avenue in San Leandro turns into Lake Chabot Road after the Leland Heights tract of Bay-o-Vista.  Lake Chabot Road will take you on a scenic overlook along the Western shore high above Lake Chabot.

From Interstate 580 taking the Fairmont Drive - 150Th Avenue exit.   Taking Fairmont Drive East over the hill will take you to Fairmont Ridge open space and then down to the main entrance to the Lake Chabot Regional Park.  Passing the regional park entrance Lake Chabot Road will take you into the main part of Castro Valley and Eden Medical Center.

I took a entire series of Black and White photos to use in staging.  I though that I would do a blog series to share them with you.  Here are my first two pictures.

Get out your mountain bike or picnic basket and enjoy the wealth of recreational space just to our eastern border.

Castle Drive in Piedmont Pines very Yellandesque

Today was our Prudential Grand Lake office meeting.  After going over the new listings, changes and closes we went on our Prudential tour of the Piedmont, Montclair and Grand Lake office new listings

One of the homes on today's tour was over on Osborne Court in the Piedmont Pines area of Oakland.  I noticed that many of the homes in the area ring true to W.R. Yelland as the architect for the tract!

I had never been up on Castle Drive before, but as I drove up the hill, there they were a whole grouping of Yellandesque designs.  I just love being a Realtor and exploring areas I haven't been to before.

I have been in the proximity of this area before, because on the other end of Holyrood Drive is Ascot Drive and another known documented Yelland in that tract and in the neighborhood.  The Hildreth Residence at 6165 Ascot Drive. ( http://activerain.com/blogsview/295972/Yelland-Expedition )

Back to my original suspicion that Yelland was working with developers, and not necessarily working only with custom homes.

Delco Builders opens Seven Hills Castro Valley this weekend

Today on the broker's tour of San Leandro, Hayward and Castro Valley I had the pleasure to tour the model homes of Seven Hills Castro Valley by Delco Builders.

Being the first person there for the day I had an opportunity to talk to Tom Hale, the community sales manager.

This appears to a high quality constructed new neighborhood.  HOA fees will be fairly low and reasonable. Large sized & very comfortable homes with large rooms perfect for today's lifestyles.  Architectural styles echo craftsman and traditional styles. Broadmoor History Lecture at San Leandro Library Sept 10th 7:30pm

This came across the Broadmoor Neighborhood Association's email server.  I thought I would share it with you.  It looks like it will be a very informative evening for all of those who live in the Broadmoor area of San Leandro.

A while back, there was talk about the history of the Broadmoor - fact, fiction and lore.  Who planted the magnolia trees along Broadmoor?  Which are the oldest houses?  How old is your home?  Who lived in your house before you?  How was the Broadmoor developed?

We've arranged for one of the senior librarians to do a special presentation for Broadmoor residents to give us the real story about our neighborhood's history and a tour of the History Room at the Main Library.
